Prescreening Application for Development Under SB330 Submitted | 300 Lambert Avenue, 45 unit condominium with nine affordable housing units

The City received a Senate Bill (SB) 330 pre-application for development at 300 Lambert Avenue. The owner previously submitted a planned home zoning (PHZ) prescreening application that was reviewed by Council in 2021. The applicant has stated that it intends to take advantage of the "builder’s remedy" with this new application.

The proposed project includes 45 ownership units, including nine affordable housing units deed restricted to low income households. The building height is approximately 65 feet not counting proposed mechanical equipment. The housing project has a floor area ratio of 3:1 totaling about 79,000 square feet. The proposal includes the merger of two parcels and a condominium map for 280 and 300 Lambert Ave, previously used as automotive repair facilities. Zoning District: CS. The applicant representative is Hayes Group Architects.
